Build Series: Mission Hills Shopping Center – Reaching the Finish Line
The transformation of Mission Hills Shopping Center has reached a major milestone as façade construction nears completion across the property.
Over the past several months, crews have worked to reimagine the center's exterior, replacing the original mansard-style architecture with a modern boxed-out design. Today, that vision has largely become reality. Plaster installation is complete, painting activities have concluded, and the architectural aluminum Knotwood system has been installed, bringing warmth, texture, and a contemporary aesthetic to the shopping center.
As scaffolding is removed throughout the site, the finished façade is becoming fully visible for the first time, revealing the dramatic transformation that has taken place while the center remained open and operational.
This achievement reflects the coordinated efforts of numerous trade partners, including our framing, roofing, lath and plaster, painting, architectural metals, and scaffolding teams. Their craftsmanship, collaboration, and commitment to safety have been instrumental in bringing the project to this stage.
With major façade activities now complete, the project team has shifted its focus toward final quality control and closeout efforts. Throughout June, Bergman and Ownership will conduct punch walk activities to identify and address any remaining items. In anticipation of this phase, pre-punch inspections have already been underway, allowing the team to proactively resolve minor deficiencies and streamline the final review process.
Preparing for the Final Phase
While façade work is wrapping up, planning is already underway for the final phase of the project: slurry sealing and restriping the shopping center parking lot.
To minimize disruption to tenants, customers, and daily business operations, this work has been strategically scheduled to begin after the Fourth of July holiday period. The parking lot improvements will be completed in four carefully coordinated phases, allowing portions of the center to remain accessible while work progresses.
This phased approach reflects the project's ongoing commitment to balancing construction activities with the needs of an active retail environment.

Construction at Mission Hills Shopping Center continues to advance as façade improvements move forward across multiple areas of the property. Framing and roofing are now complete at the NE Shops, SE Vons Corner, and Sherwin-Williams storefront, with plaster installation underway as new exterior finishes begin to define the updated look.
With these milestones in place, the transformation of the shopping center is becoming increasingly visible. The shift from the original mansard-style façade to a modern, boxed-out design is now clearly taking shape across the plaza.
This includes the completed sitework such as new landscape, planters, drive aisle, and trash enclosure which have already added value to the Von’s and Ace Hardware anchor stores. These overall site improvements have also provided a plaza wide foundational for a newly upcoming Raising Canes, which will easily integrate with the newly completed and ongoing construction.
Throughout construction, the shopping center has remained fully operational. Temporary signage, designated pedestrian pathways, and protected walkways ensure safe and seamless access for customers, while traffic control measures maintain clear separation between construction activities and public circulation. These coordinated efforts allow the project to progress efficiently while minimizing disruption to tenants and daily operations.
During façade redevelopment, the team identified a design challenge related to framing requirements for the new gable vent features, which initially introduced significant cost impacts. Through close collaboration between Bergman and MMA Architecture, an alternative solution was developed that preserved the architectural intent while reducing structural complexity. This value engineering effort resulted in approximately 80% cost savings—delivering meaningful value without compromising design.
Work at the main Vons façade has been temporarily deferred to accommodate a redesign effort. To maintain overall momentum, the schedule was proactively sequenced, allowing crews to shift focus to other active areas. Asa result, progress continues without impact to the overall project timeline.
Plaster installation will continue across active zones, followed by preparation for final finishes and architectural detailing. As additional areas undergo transformation, the full vision of the shopping center’s modernization continues to come to life.

As the new year begins, construction at Mission Hills Shopping Center has moved from site improvements into the next visible phase of transformation. With plaza upgrades now complete, crews have started demolition of the existing façade skin, removing plaster and roofing materials as part of the shift from the original mansard profile to a new, modern boxed-out design.
Scaffolding is now erected in key areas, allowing work to progress safely and efficiently as the center’s updated architectural identity begins to take shape.
Because tenants remain open and operating, maintaining safe and intuitive access for customers continues to guide every step of the process. Temporary signage has been installed throughout the property, clearly directing visitors along designated pathways. Pedestrian tunnels are in place where overhead work occurs, and traffic control measures help separate construction operations from public circulation.
These protections allow renovation work to advance while businesses maintain normal daily activity.
The team also navigated challenging weather conditions following a late-December storm. By proactively securing completed work and executing rapid dewatering procedures, crews were able to quickly return to operations once conditions improved. As a result, the project remains on schedule with no impact to upcoming milestones.
Looking ahead, façade reframing will continue as we build the structure that will support new architectural finishes and design elements. Each step brings the shopping center closer to a refreshed, contemporary appearance that will serve tenants and the community for years to come.

Since our October update, work at Mission Hills Shopping Center has progressed into the final phase of site improvements. This portion of the renovation includes building the new trash enclosure, installing an underground sewer line, upgrading existing light pole heads to energy-efficient LED fixtures, and adding multiple new planter areas throughout the plaza.
In close coordination with the City of Los Angeles Public Works team, several key inspections were successfully completed, allowing us to open the new drive aisle ahead of schedule. Thanks to this collaboration, we were able to finish all work in front of Vons before their holiday shutdown, helping ensure shoppers experienced minimal disruption during the busiest time of the year.
Looking ahead, major site activities are expected to wrap up by early January. From there, the plaza-wide façade renovation will begin, starting with demolition at the main Vons entry. Scaffolding and pedestrian tunnels will be set in place so foot traffic can safely continue and all stores remain open while construction transitions into this next phase.

Our passion for delivering excellent results in each project has proved true in past ventures, such as the Crossroads Shopping Center in Bellevue, Washington and the expansive 50-acre Lake Elsinore Marketplace, demonstrating our leadership and expertise in this sector.
We’ve recently begun construction on a new project within a shopping center owned by Balboa Retail Partners, a real estate investment company dedicated to pursuing retail opportunities nationwide through in-house leasing, redevelopment and management. Our team, including Regional Director Ed Romero, Senior Project Manager Jacob Santoyo, Project Manager Larry Gore, and Superintendent Tomas Hogan, is improving one of their properties, the Mission Hills Shopping Center, located at the intersection of Sepulveda Boulevard and Devonshire Street in Mission Hills, California. Our goal is to aid in the company’s mission to pursue retail opportunities nationwide.
Site work began in September after a brief delay. The scope of this project consists of modernization of the plaza wide façade and site remodel of the existing 81,904 square foot space— notably the four buildings located in the shopping center. The façade remodel will include new roof tower elements and a new boxed out design with stucco, metal slats, and hard board finishes.
Our team is currently in phase one, kicking off site work with a demo of the existing planters and city sidewalk. We have since then relocated a light pole while building new planters and a drive entrance. The full scope of phase one also includes a re-slurry and re-strip of the existing asphalt.
As construction progresses, we look forward to helping Balboa Retail Partners further their mission of creating vibrant, high-performing retail destinations.
