Project Finished

Another successful project has been completed by our Arizona Bergman Construction team. We talked with the team on the outcome of the project.

1. What was the full scope of the project?

a. Complete tenant improvement buildout converting a former Pure Patio furniture store into a new approximately 9,300 SF Five Below retail location. The work included demolition, framing, drywall, electrical, plumbing, HVAC, fire sprinkler, interior finishes, exterior improvements, store front work, signage, and final turnover.

2. What was 1 major challenge and how did you and your team overcome it? What was the client’s response?

a. The biggest challenge was the aggressive project schedule. With a compressed timeline, every day mattered and the team had to stay on top of trade coordination, inspections, documentation, and sequencing. Superintendent Paul Soto worked extremely hard to keep the project moving. The team also adjusted sequencing when necessary, coordinated around multiple trades, and utilized courtesy inspections with the City to help maintain progress. Despite the tight schedule, the team achieved Certificate of Occupancy on the exact contractual completion date. No formal client feedback was provided.

3. Were there any highlights or cool features of this project? If so, describe.

a. The project followed Five Below’s standard prototype, but a highlight was seeing the former furniture store fully transformed into the completed Five Below retail environment within a very compressed construction schedule.

4. What team member would you like to identify as meeting our standard of excellence?

a. Paul Soto. Paul provided strong field leadership andworked hard to keep trades coordinated and the project moving on schedule.

5. What sub(s) would you identify as meeting our Quality standard?

a. Split Phase Electric. Their team worked extremely hard throughout the project and consistently provided high-quality electrical work.

6. What do you hope this project will do for the surrounding community?

a. Provide residents of Surprise with another convenient and affordable retail option.

7. What did you learn from this project?

a. This project reinforced how critical daily execution is on prototype retail work. With such a compressed schedule, every day matters ,and the project team has to stay ahead of decisions, coordination, inspections, documentation, and trade sequencing to avoid losing time.

8. What did the client appreciate/value the most?

a. While no formal client feedback was provided, the project team successfully delivered the store and achieved Certificate of Occupancy on the contractual completion date.

We’re almost at the finish line!

This month the primary focus was on overhead MEP work, panelboard setup, FRP, door frames, scrim patching, painting, lighting installation, exterior improvements, signage, storefront work, and finish activities. The Five Below channel letter signage has been installed on the building, as well as on the retail center pylon signs.

February 3, 2026

As the work continues this tenant improvement buildout for anew Five Below in Surprise, AZ we focused on the following scope for month 2: Continued framing and MEP rough-in, underground utility work and concrete pourback, drywall installation, ceiling framing, insulation, and fire sprinkler work.

Construction is underway for the conversion of a Pure Patio furniture store to a new Five Below retail location. We’re focusing on safe-off, demolition, MEP rough-in, framing, fire sprinkler rough-in, and initial electrical and plumbing work.

Project Kickoff

We’re kicking off a new project Surprise, AZ

1. What is the full scope of the project/overall vision?

a. Complete tenant improvement buildout converting a former Pure Patio furniture store into a new approximately 9,300 SF Five Below retail location. The scope included demolition, new wall and ceiling framing, drywall, electrical, plumbing, HVAC, fire sprinkler, interior finishes, storefront/exterior improvements, signage, and final turnover.

2. What are the names of your team members?

a. Ed Romero, Jacob Santoyo, Paul Soto, and Jennalynn Kristedja.

What are you looking forward to most (cool features,materials, location, etc.)? What makes this project stand out?

a. I was looking forward to continuing to build in Arizona and gaining more experience managing projects in the market. While the store follows Five Below’s standard prototype, the fast-paced nature of the buildout and coordination required to deliver the finished store on schedule made the project stand out.

4. How do you anticipate this impact on the community?

a. The project provides Surprise residents with another convenient and affordable retail option while adding a new national retailer to the local shopping mix.

5. What do you hope to learn from this project?

a. I hoped to gain a better understanding of Five Below’s prototype and the level of coordination required to successfully manage a fast-paced retail schedule.
