Month 3 Progress: MEP Rough-In/Framing Completion

Month three represented one of the most coordination-intensive phases of the project. With framing nearing completion, mechanical, electrical, plumbing, and fire protection systems were installed throughout the facility, requiring close collaboration among multiple trades working simultaneously within the same spaces.

HVAC distribution, electrical infrastructure, plumbing systems, and life-safety components advanced together while exterior utility and storefront preparations continued outside the building. The team's focus remained on maintaining schedule, resolving field conditions quickly, and keeping critical path activities moving forward. By month's end, framing was complete and MEP rough-in activities were approximately 75% complete.

Month 2 Progress: Underground Utilities & Structural/Framing Start

With the existing space cleared, attention turned to installing the infrastructure that would support the future EōS Fitness facility. Crews completed extensive below-slab work, including sanitary piping, domestic water systems, electrical conduits, data pathways, and fire protection modifications. Careful coordination between trades and inspections ensured each system was properly installed before the slab was restored.

As utility work progressed, the facility's layout began taking shape through extensive framing operations. Locker rooms, restrooms, equipment spaces, and key support areas were defined while exterior utility improvements, ADA upgrades, and site preparations advanced in parallel. By the end of the month, underground utilities were complete and framing was well underway, creating momentum for the next phase of construction.

Month 1 Progress: Mobilization, Planning & Early Procurement

The project began with a focus on establishing the foundation for a successful build. The team mobilized onsite, implemented safety and site logistics plans, verified existing conditions, and coordinated utility investigations to ensure construction could proceed efficiently and without surprises. At the same time, permitting efforts, submittal reviews, and shop drawing coordination moved forward to align construction activities with the project's overall schedule.

Demolition crews then began transforming the existing space, removing outdated finishes, mechanical systems, electrical infrastructure, and interior partitions while protecting adjacent areas and maintaining site safety. Recognizing the importance of schedule certainty, the team also prioritized procurement of long-lead materials, including HVAC equipment, electrical components , storefront systems, and specialty fitness  equipment and systems. By month's end, demolition was substantially complete and the project was positioned to transition into active construction.

Project Kickoff

1. What is the full scope of the project/ overall vision?

The overall vision is to  convert the existing space  into a fully operational EōS Fitness facility, to serve the surrounding community. To complete the transformation, the project scope includes typical tenant improvement (TI) scope such as  demolition, framing, mechanical, electrical, plumbing, HVAC, fire protection, finishes, locker rooms,  specialty recovery rooms and amenities, specialty fitness equipment, and exterior improvements.  The goal is to coordinate all performing sub-contractors and vendors while maintaining a safe jobsite, staying on schedule, within budget, and deliver a completely ready EōS gym ready to  supports  its members fitness goals on day one.

2. What are you looking forward to most (cool features, materials, location, etc.)?

The end result!. EōS has a lot of unique features (i.e., plunge pools; cardio cinema; kid’s club rooms; recovery rooms; neighborhood inspired artwork; etc.) the large workout areas, specialty equipment, locker rooms, lighting, finishes, and technology, and there’s a lot of coordination that goes into getting all of that working together.

I also enjoy the challenge of taking a project from an empty shell all the way through commissioning and opening day. Seeing the members walk into a finished facility after watching it being built is probably the part I look forward to the most.

3. What makes this project stand out?

The combination of complex scope, the fast-paced schedule, and the client’s attention to the end-user experience is what makes this project a stand out. It's a large, highly coordinated tenant improvement with extensive MEP systems, specialty equipment, technology, and high-use spaces, all of which have to come together on a very tight schedule. I also think the opportunity to develop a repeatable construction process that gets better from one EōS project to the next makes it stand out.

4. How do you anticipate this impact on the community?

Historically, an EōS project has a positive  impact  on the neighboring community in several ways. It provides a place focused on health and wellness, creates jobs, brings activity to the surrounding area, and can help revitalize an underutilized property. From our side, we  make sure we are good neighbors during the construction phase by maintaining jobsite safety, controlling noise and traffic, and minimizing disruption to the surrounding businesses and residents. The ultimate goal is to build a facility that the community is proud to have.

5. What do you hope to learn from this project?

I hope to further understand what really drives success on an EōS project—from preconstruction and procurement through construction, commissioning, and turnover. I want to understand EōS's priorities, identify where we can improve our schedule and coordination, and take those lessons from one project into the next. The goal is to develop a repeatable process that makes each EōS project more efficient, predictable, and successful.
