Progress continues at the Pan Am Hotel as work across the upper floors moves closer to completing major rough-in activities and preparing interior spaces for wall closure. With several inspections now passed, the project is steadily transitioning toward the next stage of interior construction.
Plumbing rough-ins have advanced on the third and fourth floors, with both floors successfully passing inspection. Electrical work is following closely behind, with the third-floor rough-in also passing inspection and crews moving their focus to the second floor.
Mechanical installation continues throughout the upper levels, including fan coil units, ductwork, and refrigerant piping. The fourth floor is nearing rough-in completion as equipment installation progresses, while work continues across the second and third floors. Fire sprinkler systems on the upper floors are also approaching inspection, with second-floor rough-in still underway.
Inside, significant progress has been made on wall framing and backing for future drywall installation. Insulation is advancing throughout the third and fourth floors, including walls and corridors, as crews prepare these areas for wall closure.
Structural and exterior-related work also continues, with steel progressing along the east elevation and construction advancing at new CMU wall locations. Stair and ramp construction, framing, and CMU wall preparation remain active as the building continues to take shape.

As work continues at the future Pan Am Hotel, the project has moved beyond major demolition and is now firmly focused on building the infrastructure that will support the hotel's next phase of construction. With multiple trades working simultaneously, progress is becoming visible throughout the building as new systems and structural elements begin taking shape.
Mechanical, electrical, and plumbing rough-ins continue to advance across multiple floors, while crews have begun installing curtain wall steel along the east elevation. This milestone marks an important step toward transforming the building's exterior and preparing the structure for its future façade.
Inside the building, preparations are underway for one of the project's key vertical circulation elements as crews have started cutting new openings for the future elevator. Fire protection work has also progressed, with fourth-floor sprinkler rough-ins now complete and work shifting to the third floor. Additional demolition activities continue along the west elevation, where the existing storefront has been removed to make way for new construction.
Another significant milestone this month is the installation of new duct shaftways between floors. These vertical pathways will support the building's HVAC distribution system and represent another step toward integrating the mechanical systems that will serve the completed hotel.
With structural modifications, building systems, and exterior preparations all advancing together, the project continues to gain momentum as the transformation of the former Pan Am building steadily takes shape.

With demolition activities nearing completion, the Pan Am Hotel project is entering an exciting new phase of construction. Roof demolition remains the final task within the demolition milestone, marking the close of one chapter and the beginning of major structural and building system installations.
Across the site, crews have begun erecting structural steel on the fourth floor while mechanical teams continue rough ductwork installations. Progress is also underway with curb forming on the second floor, rough plumbing on the third floor, and in-wall electrical rough-ins throughout the building. In preparation for future curtain wall installations, slab saw-cutting operations are taking place on each floor to accommodate new structural steel components.
While field work continues to advance, fire alarm plans remain under review with the city. Over the coming weeks, the project team will continue building momentum as structural, mechanical, electrical, and plumbing systems begin to take shape throughout the future hotel.

Construction is underway on the transformation of an existing office building into the future Pan Am Hotel, a hospitality destination poised to become a major attraction within the Citadel Outlets district in Commerce, California. The project involves a complete interior conversion of existing office spaces into modern hotel accommodations, including selective demolition, structural modifications, upgraded vertical circulation systems, and comprehensive new construction throughout the property.
Current progress includes rough framing activities on the fourth floor, installation of insulation, concrete curb pours, and ongoing rough mechanical, electrical, and plumbing work across floors two through four. The team is also preparing for a major crane operation to remove the building’s existing rooftop air conditioning units, marking another key milestone as the project advances toward full interior buildout. Demolition activities from the ground floor through the roof are nearing completion, allowing construction to transition further into active reconstruction phases.
The redevelopment includes structural infill along the east façade spanning four levels, adding approximately 1,803 square feet to the building footprint while preserving the architectural character of the existing structure. Additional scope includes new exit stair modifications, elevator upgrades, lobby separation for future restaurant tenant spaces, new mechanical systems for improved ventilation, upgraded telecommunications and security infrastructure, and all-new interior finishes throughout the hotel. Roofing improvements, DAVIT installations for window maintenance, and new glazing systems will further modernize the property while maintaining consistency with the existing exterior aesthetic.
Led by Senior Project Manager Terry Ng, Project Manager Justin Pesavento, Project Engineer Bijan Marinescu, Project Coordinator Plia Yang, Superintendent Frank Palacios, and Assistant Superintendent Jose Sanchez, the team continues to drive progress through coordinated planning and phased construction efforts within an active retail environment.
What makes this project especially unique is its vision. The resurgence of the Pan Am brand has already generated significant excitement, with strong public interest surrounding the hospitality experience and future merchandising opportunities tied to the iconic name. Once complete, the hotel is expected to serve as a destination for travelers, events, and visitors seeking a hospitality experience outside the congestion of Downtown Los Angeles while remaining closely connected to the region’s major attractions and retail destinations.
As construction continues, one of the most anticipated features remains the hotel lobby, which will serve as the centerpiece of the guest arrival experience and establish the tone for the entire property.
